After you buy a tax lien in West Virginia, we do the work the State requires of the buyer: the title search to find everyone entitled to redeem the property, the Notice to Redeem, the packet to the State Auditor, and the first round of supplemental notices.

No. Our title search identifies the people who are legally entitled to redeem the property; it does not result in a certificate of title. If you need a full title search and certificate of title, let us know.

The State will only reimburse professional service fees related to the title search if the search is performed by a licensed West Virginia attorney.

$500 per certificate. That includes the title search, the Notice to Redeem, the packet to the State Auditor and the first round of supplemental notices. For example, 4 certificates = $2,000.

When a property is redeemed, the title search fee is reimbursed to you as part of the redemption, because the work was done by a licensed West Virginia attorney. We send the State Auditor what is needed for that.

By card (we send you a secure Square payment link), by check in the mail to 1507 Saint Mary's Ave, Parkersburg, WV 26101, or in person at our office. If you need another way, just tell us. Whichever you choose, you sign our agreement first.

As soon as your agreement is signed and your payment has arrived. Until then nothing is started or charged.

Type your bidder number or the name you bought under — either one. We show the certificates the State Auditor lists for you. You can also pick your county and find them in the auction list.

The State Auditor's list is updated every night, so a new sale can take a day or two to appear. Pick them from the county list instead, or choose "I don't know the certificate numbers yet" and tell us how many — we'll contact you to match them.

That's fine. On the order page choose how many certificates you'd like us to handle, and leave the bidder number empty. We'll call or email you to fill in the details.

Yes, an electronic signature is legally binding, and we keep a full record of it. You'll get a signed copy by email. If you'd rather sign on paper, call us or email Kori@annelabes.com and we'll mail the agreement to you.

Your own private page at portal.annelabes.com. It shows each of your certificates — title search, Notice to Redeem, the packet to the Auditor — your buyer profile, and your agreements and payments. We check the State Auditor's website every night, so redemptions and status changes show up on their own.

Go to portal.annelabes.com. Your username is your bidder number. Your password is the one you created from our email — after your first payment we email you a link to set it (the link works for 7 days).

On the sign-in page tap "Forgot password" and type your bidder number or your email. We email you a new link right away (it works for 2 hours). Didn't get it? Check your spam folder, or call us.

After several wrong passwords the portal locks for a short time to protect your account. Wait 15 minutes and try again, use "Forgot password", or call us at (304) 615-8978.

Yes. On an iPhone or iPad open portal.annelabes.com in Safari, tap the Share button, then "Add to Home Screen". It then opens like an app. You stay signed in on that device for about 30 days.
